Why Your Neighbor’s Home Sold and Yours Hasn’t

You watched the sign go up down the street. A couple of weeks later it said Sold. Meanwhile your house is still sitting there, and every day on the market makes it look a little more stale.

I’ve lived in Cedar Park a long time, and I hear this from sellers all over the Austin ring, from Leander and Round Rock to Lakeway and Westlake. It’s frustrating, and it’s personal. Your house is just as nice. Maybe it’s nicer.

Here’s the truth: buyers didn’t pick your neighbor’s house because it was better. They picked it because it was positioned better.

It’s Not the House. It’s the Strategy.

Two homes on the same street can get completely different results. One gets showings in the first weekend and one gets silence. The difference usually comes down to a few things buyers decide in seconds while they scroll: the price compared to what’s around it, how the home shows online, and whether it looks like a fresh opportunity or a leftover.

I’m not going to walk you through all of it here, because every street and every house is different. What worked on your neighbor’s house won’t work on yours if you copy it. But I can tell you where yours is losing buyers within one walk-through.

“But My House Is Worth More Than Theirs.”

It might be. The market doesn’t care what it’s worth on paper, though. It cares what buyers believe it’s worth compared to everything else they can see today. If that story isn’t clear in the first few seconds, they keep scrolling, and they don’t come back.

“We’ll Just Wait for the Market to Pick Up.”

Waiting feels safe. It isn’t. Every week your home sits, you’re paying the mortgage, taxes, insurance, and utilities on a house you’re trying to leave. Buyers also see the days on market climb, and they start to wonder what’s wrong with it. That leads to lower offers.

Waiting costs more. It almost always does.

“Our Agent Says Be Patient.”

Patience is a strategy when the plan is working. When the plan isn’t working, patience just means more time without results. If your listing has expired, or you’re thinking about pulling it, a second set of eyes is the cheapest thing you can get right now.

What I Do Differently

I don’t guess. I walk the house, I look at what buyers in your exact pocket of Austin are actually choosing, and I tell you straight what’s holding you back. I don’t sugarcoat it. Then we fix the position, not just the price, and get you back in front of the buyers who passed you by.

Your neighbor got their result. Let’s go get yours.

Felix Trujillo

Felix does the work because the file is his. He walks the house before anyone writes an offer or lists it. He reads the numbers, the contract, and the condition himself. That is not a slogan. It is how he keeps the transaction from sliding.

He comes from construction Foreman leadership. He has fixed the things most agents only describe. When a buyer or seller is standing in a house that has a real problem or a real opportunity, he can talk about it without guessing. He does not hand the walk to a junior or a team.

He stays on the file because that is the only way the client gets the result. He has seen what happens when the agent disappears after the listing agreement or the showing. He does not do that. The people who need him are the ones who want the person who already walked it, already knows the numbers, and will still be there when the title company calls. That is the reason, not the pitch.
