Agency

Under Texas agency law I am limited until we have an agency relationship. It’s not a wall. It’s how I’m able to search, show, and negotiate for you — the agreement is placed and the services continue.

COMPENSATION

How the fee works

The tenant-agency fee is 45% of one month’s rent.

On homes listed by a broker in the MLS, the listing office usually pays a cooperative fee — commonly 25–35%. That covers most of it. What you typically pay is the discounted remainder. On many MLS leases that is about 10–15% of one month’s rent. I confirm the exact cooperation on a specific address before we apply.

Owner-listed homes with no cooperation mean the full 45% is due solely by the tenants. We stay on MLS listings when we can so that does not happen, so you receive full service and the discount on the fee.
