SELL YOUR HOME IN THE AUSTIN MARKET · FELIX TRUJILLO
I walk it before I talk about the net.
You want the most the house can bring. A number from photos is not that. I walk the roof, the additions, and what the next buyer will use against you. Then we price it. Then we list it. You get me at the table.
Start the sell file.
Send the address. I text you and send the listing agreement to this email.
I will not price it from the photos.
A portal estimate is a guess. I walk the house first. Roof, additions, drainage, the street, what sold next door and why it is not your house. The net comes after that walk. If I quote you before I have been inside, I am guessing with your equity.
We spend money only if it pays.
I came up in construction. I know what a remodel costs and what a buyer will actually pay for it. If paint and a repair raise the result, we do that. If a kitchen is for the photo and not the net, we do not spend your money decorating the listing. I will say which one it is.
You get me. The fee is not a surprise.
I am the one at the table. Not a junior who shows up after the sign is in the yard. The listing fee is set in the agreement before the sign goes up. It is not a tip, and it is not a number I invent on signing day. Any honest house. There is no list-price floor. Cedar Park, Leander, Lakeway, Steiner Ranch, Westlake, Round Rock, and Austin when that is the house.
The most money is the net, not the list price.
A high list price that sits is not a win. I price what the street will pay, after I have walked it, and I negotiate the offer that protects your net. I live in Cedar Park. I drive this market. English and Spanish. Licensed since 2016.
If this is the house, send the address.
I will walk it. I will tell you what pays and what does not. Then we sign, and then the sign goes up.
