Austin homes sold for 92.7% of asking in September.

That’s room on the table. Here’s what it means if you’re making a move.

The September numbers from Unlock MLS are out. Closed sales fell 14.8% as rates kept more buyers on the sidelines. The buyers who did move paid an average of 92.7% of the original list price.

That is not a crash. It is a market that is willing to talk.

What changed

Fewer contracts closed. Inventory sat longer. Sellers who needed to move adjusted. Buyers who stayed in the market stopped writing full-price offers and started writing real ones.

The 92.7% figure is the average of what actually sold against the original asking price. It does not mean every house is 7.3% off. It means the deals that closed left room on price, repairs, or terms.

Lease inventory also tightened. Lease listings were down 27.6% in the same report. That does not make ownership automatic. It does mean some people who planned to rent another year are running the numbers again.

What it means if you’re buying

You have leverage on the houses that are still available. The leverage is not automatic. It shows up when the house has been on the market, when the seller has already adjusted once, or when the condition needs work that can be negotiated instead of repaired before closing.

I walk the house before we write. I look at what the seller has already done, what is still open, and where the number can move. Then we write the offer that fits the file, not the one that looks good on a listing page.

What it means if you’re selling

Pricing and presentation decide whether you sit or sell. A house priced like 2022 sits. A house priced for the buyers who are actually writing offers gets looked at. The 92.7% average is the result of sellers who adjusted and buyers who negotiated. It is not a reason to start high and wait.

I walk the house first. Then we look at the net. The listing agreement comes before the sign. If the house needs work or the price needs to move, we handle that before it goes live.

What it means if you’re renting

Lease listings are down. That does not mean you should buy tomorrow. It does mean the gap between what you are paying and what a payment looks like on a house in the same area is worth running while the numbers are still this close.

I can show you the difference on a specific house, not a generic calculator. If it still makes sense to rent, we keep looking. If it doesn’t, we start the file.

The close

Tell me the move. Buy, sell, or lease. I open the file, send the agreement, and then we walk.

The form is below. Name, email, phone, and what you want to do. I’ll call you to set the time.

Felix Trujillo

Felix does the work because the file is his. He walks the house before anyone writes an offer or lists it. He reads the numbers, the contract, and the condition himself. That is not a slogan. It is how he keeps the transaction from sliding.

He comes from construction Foreman leadership. He has fixed the things most agents only describe. When a buyer or seller is standing in a house that has a real problem or a real opportunity, he can talk about it without guessing. He does not hand the walk to a junior or a team.

He stays on the file because that is the only way the client gets the result. He has seen what happens when the agent disappears after the listing agreement or the showing. He does not do that. The people who need him are the ones who want the person who already walked it, already knows the numbers, and will still be there when the title company calls. That is the reason, not the pitch.
