How the fee works
Texas requires a written buyer-agency agreement before I can show homes as your agent. Compensation is set in that agreement.
On most MLS listings the listing broker still offers a cooperative amount toward the buyer’s broker. I check that number on any address before we write. If a listing offers little or no cooperation, we talk about the remainder before we tour that house. You are never surprised at the table.
