There is no list-price floor. I live in Cedar Park. I drive Leander, Lakeway, Steiner Ranch, Westlake, Round Rock, and Austin when that is the house. If you are not sure of the city, say so. If the job is downtown five days a week and the photo is in Leander, I will tell you before we fall in love with it.
The agreement is how I work for you.
I do not open doors for a stranger and call it representation. Once you are on the file, I can search, show, and negotiate as yours. Before that, I am introducing myself. The agreement is the door, not a refusal. Showings belong to clients.
