Austin realtor for Cedar Park, Leander, and Lakeway
You searched for a top realtor in Austin. The useful version of that search is: who runs the file in this part of town — and stays on it.
I am Felix Trujillo, a licensed Texas Realtor with All City Real Estate since 2016. I live in Cedar Park. Construction background. I moved here from California at 23. English and Spanish. You get me. Not a junior agent. Not a lockbox.
Agency first. I send the agreement so I can search, show, and negotiate. Then we walk the house.
Or the form below. Buy, sell, or lease.
What “best realtor in Austin” pages get wrong
Most results for that phrase are downtown teams, portal ads, or a paid list. Austin is not one market. Cedar Park is not Lakeway. A spec in Leander is not a 1998 resale on Buttercup. If the page cannot tell those apart, it is not the agent for your file.
I do not call myself number one in a metro with thousands of licenses. I call the shot I can defend: northwest Austin and the lake, walk-before-offer, agency before the tour.
Why this desk
Construction-trained. I read a house the way a builder does — structure, water, what the photos hide — before you write a number.
Direct access. The person you text is the person on the showing and on the contract.
Agency is the gate. Under Texas law I am limited until we have a representation agreement. Showing is part of that file. I cannot tour you as a customer.
The move I already made. California to Austin. I know the tax story, the space story, and which suburb actually fits the drive.
English and Spanish. Same standard. Spanish start: /vive-en-austin.
Cedar Park vs Leander vs Lakeway
Full comparison: livelifeinatx.com/austin-suburbs
Cedar Park — established neighborhoods, 78613, 183A, a drive you can predict. Resale and some new. Buttercup and the older streets need a walk, not a Zestimate.
Leander — 78641, more house per dollar, new construction next to resale. Builder contract is not the same as a resale contract. I represent you, not the model home.
Lakeway — 78734, lot, view, slope, HOA. Quiet has a price. Some buyers should not buy the view they loved on Saturday.
Also on the file when it belongs there: Round Rock, Georgetown, Liberty Hill, Four Points, Steiner Ranch, West Lake Hills. I do not pretend I cover Kyle to Killeen.
Buy, sell, lease — same man, different page
Buy — search, walk, offer, close. I walk the house before you offer.
Sell — walk first. Net after the walk. Prep and price against what sold on that street.
Lease — tenant search and tours after agency. Fee is 45% of one month’s rent; listing-office cooperation often covers most of it. Math stays on that page.
New homes — no open search widget. Inventory is pulled for clients. Builder’s rep is not your agent.
Move to Austin — California and other out-of-state files. I made that move.
How the work starts
You tell me buy, sell, or lease — city, timing, budget.
I send Information About Brokerage Services and the agency agreement (TXR-1501).
You sign. I pull what can close. We tour.
I stay on the file until it is done.
I’m sending the agency agreement now so we can begin. How soon do you want to move?
