High-Interest-Rate Mortgage: What You Can Do and Where Rates Sit Today

You Have a High Rate. You Also Have Options.

I talk to homeowners every week from Cedar Park to Lake Travis who say the same thing: "I bought at the wrong time." Maybe you bought or refinanced when rates jumped, and now that payment hits every month.

Here’s the truth. You are not stuck. You have choices. The right one depends on one number most people don’t know: what your home is worth today and how much equity you have. That’s what I find for you.

Where Rates Sit Today

Freddie Mac’s weekly survey for the week of October 22, 2026, put the 30-year fixed at 7.32% and the 15-year fixed at 6.68%. A year earlier, the 30-year was 6.19%.

Mortgage News Daily’s daily index had the 30-year fixed at 7.33% on October 23, 2026.

Rates change every day, and your rate depends on your loan, your credit, and your home. I’m not a lender, and I don’t give lending advice. When you’re ready, I connect you with a trusted lender for an exact quote.

“I’ll Just Wait for Rates to Drop.”

I hear you. But waiting isn’t free. Every month you wait, you make that payment. Property taxes and insurance keep climbing. And when rates drop, every buyer and seller in Austin moves at once, so you’ll be competing with all of them.

Waiting costs more. Knowing your numbers today costs nothing.

“I’m Locked In. I Can’t Sell.”

You’re not locked in. You’re locked out of information. Plenty of homeowners in Leander, Round Rock, and Northwest Austin have more equity than they think. Until we look at your home, you’re guessing.

“I’ll Just Call My Bank.”

Call them. Your bank can tell you about a loan. They can’t tell you what your home will sell for in Steiner Ranch this month, what the house down the street just closed at, or whether selling beats refinancing for you. That takes someone who works this market every day. That’s me.

“I’ll Lose Money.”

Maybe. Maybe not. Most people who say that have never seen their real numbers. Don’t decide on a feeling. Decide on the facts, and let me get them for you.

The Moves Homeowners Are Making

At a high level, here’s what’s on the table:

  • Refinance when the numbers make sense. Not every drop is worth it. Timing matters.

  • A rate buydown on your next move. Temporary or permanent buydowns can lower the rate on the home you buy next.

  • Sell and move up or down. Your equity could put you in a better home or a lighter payment.

  • Rent it out. For some homes, renting works. For others, it doesn’t.

  • A creative exit. If the payment just doesn’t work anymore, there are other options. Let’s talk.

Which one fits you? I can’t tell you that from a blog post. I tell you that after I walk your home.

Why It Starts With the Walk

Every option above depends on two things: what your home is worth today and how much equity you have. I walk your home, look at what’s selling around you, and give you the real picture. Then you decide with the facts in front of you.

From Cedar Park to Leander, Round Rock, Northwest Austin, Steiner Ranch, Lakeway, and Lake Travis, I know these streets. Let me put that to work for you.

Every month at a high rate costs you. Give me your name and address, and I’ll get your numbers moving.

Felix Trujillo

Felix does the work because the file is his. He walks the house before anyone writes an offer or lists it. He reads the numbers, the contract, and the condition himself. That is not a slogan. It is how he keeps the transaction from sliding.

He comes from construction Foreman leadership. He has fixed the things most agents only describe. When a buyer or seller is standing in a house that has a real problem or a real opportunity, he can talk about it without guessing. He does not hand the walk to a junior or a team.

He stays on the file because that is the only way the client gets the result. He has seen what happens when the agent disappears after the listing agreement or the showing. He does not do that. The people who need him are the ones who want the person who already walked it, already knows the numbers, and will still be there when the title company calls. That is the reason, not the pitch.
