This Privacy Policy explains how Live Life in ATX (“we,” “us,” or “our”) collects, uses, and shares information when you visit https://www.livelifeinatx.com (including related pages such as the Spanish-language content linked from viveenaustin.com), contact us, submit a lead or inquiry form, or subscribe to our email updates.

This notice is meant to be practical and easy to read. It is not legal advice, and it does not create rights beyond what applicable law already provides.

1. Who we are

Live Life in ATX is the public brand of Felix Trujillo, a licensed Texas real estate agent with All City Real Estate (TREC 667130). We help people buy, sell, lease, relocate, and evaluate real estate in the greater Austin area, including Cedar Park, Leander, Lakeway, Lake Travis, and nearby communities.

2. Information we collect

Information you provide

When you use our site or contact us, you may give us information such as:

  • Name
  • Email address
  • Mobile / phone number
  • Property address or area of interest
  • Timing, goals, and service type (for example, buy, sell, lease, relocate, custom build, or renovation)
  • Messages, notes, or other details you include in a form or email
  • Newsletter subscription details, if you join our email list or are added with appropriate email-marketing consent

Our lead forms (including homepage, buy, sell, lease, Spanish-language, and custom-home pages) typically ask for name, mobile number, email, and short questions about what you need and when. Some forms also ask for a property address or project address. Forms may use CAPTCHA / reCAPTCHA to help reduce spam.

We may also receive information when you email, text, or call us, or when you work with us on a real estate matter (for example, representation agreements, transaction details, and related communications).

Information collected automatically

When you visit our website, we and our service providers may automatically collect technical and usage information, such as:

  • IP address and approximate location derived from it
  • Browser type, device type, and operating system
  • Pages viewed, links clicked, referring URL, and time spent on pages
  • Date and time of visits
  • Cookie and similar technology identifiers

Information from third parties

We may receive limited information from platforms that help us operate or market the business (for example, Squarespace, Meta, or Google), from brokerage systems needed for a transaction, or from people who refer you to us.

We do not knowingly collect sensitive government identifiers through the public website forms described above. If a transaction later requires documents that contain personal or financial information, that information is handled as part of the real estate process and brokerage requirements, not as a public website marketing form.

3. How we use information

We use the information we collect to:

  • Respond to inquiries and start or manage a client file
  • Send representation agreements, listing materials, or other follow-up you requested
  • Provide real estate services, including buying, selling, leasing, relocation support, and related guidance
  • Operate, secure, and improve our website
  • Measure site performance and advertising effectiveness
  • Send email newsletters or market updates to people who have subscribed or otherwise provided appropriate consent for email marketing
  • Comply with law, respond to lawful requests, and protect our rights, clients, and the public
  • Communicate with you about appointments, showings, applications, or other transactional matters

We may use your phone number to call or text you about an inquiry you submitted or a transaction you asked us to handle. We do not treat a website form submission alone as consent for unrelated SMS marketing. If we ever offer SMS marketing, we will ask for clear consent for that purpose.

4. Cookies, pixels, analytics, and advertising

Our website is hosted on Squarespace and currently uses analytics and advertising-related tags, including:

  • Meta (Facebook) Pixel ID 1062763156546871 (Squarespace-injected; used for PageView measurement)
  • Google Analytics 4 measurement ID G-91PFMEZS5Q (Squarespace-injected)
  • Google Ads tag AW-18538925637 (added through site header code)

These tools may set or read cookies and similar technologies, collect device and usage data, and help us understand how visitors find and use the site. They may also support advertising features over time.

We may use advertising, remarketing, or similar audiences on Meta and/or Google in the future, including tools that match hashed customer contact information when we choose to use those features. As of the effective date of this policy, we describe those advertising uses so visitors understand what may occur when tags are present and campaigns are configured. Presence of a pixel or tag does not by itself mean a paid campaign is running at every moment.

We do not currently use Google Tag Manager on the site, and we have not installed TikTok, Microsoft Bing, LinkedIn, or Pinterest advertising pixels as part of the site setup described in this policy.

Your browser may allow you to block or delete cookies. Doing so may affect site features. Where available, you can also use platform opt-outs and ad settings offered by Meta and Google.

5. Email newsletters

We use Squarespace Email Campaigns to send newsletters and similar updates to subscribers who joined our list or were added with email-marketing consent.

You can unsubscribe at any time by using the unsubscribe link in those emails, or by emailing felix@livelifeinatx.com and asking to be removed from marketing emails. Unsubscribing from marketing email does not automatically delete a client or transaction file if we still need it to provide services or meet legal or brokerage recordkeeping duties.

6. How we share information

We do not sell your personal information.

We do share information with service providers and partners who help us run the website and the real estate business, for example:

  • Squarespace — website hosting, forms, analytics integrations, and email campaign tools
  • Meta — when the Meta Pixel or related advertising tools are used
  • Google — when Google Analytics, Google Ads tags, reCAPTCHA, or related advertising tools are used
  • All City Real Estate and other parties reasonably needed for a real estate transaction or brokerage compliance (for example, transaction coordinators, title, lenders, inspectors, or other professionals you authorize or that a deal requires)
  • Professional advisors (such as legal or accounting counsel) when needed
  • Authorities when required by law or to protect rights and safety

These companies and professionals process information according to their own roles, contracts, and policies. Using our website or working with us necessarily involves some of these processors.

We do not share your information for third-party cross-context behavioral advertising in exchange for money. If advertising partners receive data through pixels or tags as described above, that is part of operating analytics and advertising tools, not a sale of a customer list for cash.

7. Retention

We keep information only as long as needed for the purposes described in this policy, including responding to you, providing services, maintaining business and transaction records, resolving disputes, and meeting legal, tax, licensing, and brokerage requirements. Retention periods vary by record type. Marketing email lists are kept until you unsubscribe or we remove the address in the ordinary course of list maintenance, subject to any short suppression period needed to honor opt-outs.

8. Your choices and requests

Depending on your situation and applicable law, you may:

  • Unsubscribe from marketing emails using the link in the email or by contacting us
  • Control cookies through your browser settings and, where offered, advertising platform settings
  • Request access to personal information we hold about you
  • Request correction of inaccurate information
  • Request deletion of personal information, subject to legal and brokerage recordkeeping exceptions
  • Ask questions about how we use your information

To make a request, email felix@livelifeinatx.com and tell us what you need. We may ask for enough information to verify that the request is coming from you. We will respond within a reasonable time.

If you are a client in an active or closed transaction, some records may need to be retained even if you ask us to delete marketing data.

9. Children

Our website and services are directed to adults interested in real estate. We do not knowingly collect personal information from children under 13. If you believe a child has provided information to us through the site, contact felix@livelifeinatx.com and we will take appropriate steps to delete it.

10. Security

We use reasonable administrative and technical safeguards appropriate to a small real estate practice and our website host’s tools. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.

11. External links and other sites

Our site may link to third-party websites, calculators, listing portals, or social platforms. Their privacy practices are their own. This policy applies to information we collect through Live Life in ATX channels described here.

12. Changes to this policy

We may update this Privacy Policy from time to time. When we do, we will change the effective date at the top of the page and post the revised version at https://www.livelifeinatx.com/privacy. Continued use of the site after an update means the revised policy applies to information collected after that date, and to ongoing use as permitted by law.
