Living in Bee Cave, Texas: What I Tell Buyers Who Want Shops, Parks and a Short Drive

Bee Cave has the shortest average commute of every city in my list, and a shopping and events district at the middle of town. That combination is why it keeps coming up. I'm Felix, a Texas Realtor, and I live in Cedar Park. Before the bottom of this page, I'll show you three things.

First, the commute number and how it compares with every other city I cover. Second, what the city and the Galleria say you can do there on a normal week. Third, why I do not quote a Bee Cave price index on this page, and what I use instead. Stay with me for the third one, because it is how I keep you from relying on the wrong number.

Where Bee Cave sits

Bee Cave was incorporated in 1987, according to the city. It is west of downtown Austin and is part of the Lake Travis area. The Census Bureau counted 9,144 people in April 2020 and estimates 8,464 in July 2025, so the estimate is lower than the 2020 count. I would not read too much into a small city's estimate, and I look at sold homes and what is built near each address.

This page is the lifestyle guide. For homes for sale right now, use my Bee Cave homes page. If you are comparing, look at Lakeway, Steiner Ranch and the Lake Travis guide.

The Galleria, and the events

Hill Country Galleria is a 1.3-million-square-foot lifestyle center in Bee Cave, with retail, office space, residences and 50 acres of green space, and it hosts more than 150 community events a year. The calendar is seasonal and busy: the Galleria's recent fall programming included Trunk or Treat and a Halloween trick-or-treat night, followed by an ice-skating season called Bee Cave on Ice. If you like having things to do close to home, that is the draw. If you want a calmer weekend, tell me, and I will show you streets that are away from it.

Parks and public art

The city's Central Park is its first public park, opened in 2009 and donated in connection with the Hill Country Galleria development. It is about 60 acres, with two playgrounds, a dog park, two pavilions, a basketball court and about 1.75 miles of concrete trail. Bee Cave Sculpture Park is a free, year-round, seven-acre art and nature space with rotating sculptures, a spring-fed pond and native plantings.

The numbers, and why Bee Cave's price is missing

Here is the third thing. The home value index I use does not have a Bee Cave row, so I will not quote you an index number for it. Here is how Bee Cave sits next to its neighbors on what I can source. This is a national home value index that tracks the typical middle-tier home, single-family and condo, smoothed to take out month-to-month noise. These are the figures as of Sep 30, 2026. The table adds the change from a year earlier and the Census Bureau's average commute for workers who live in each city.

Round Rock$395,851down 5.1%24.9

Home values come from a national home value index for middle-tier single-family homes and condos, smoothed to take out month-to-month noise. Commute is the Census Bureau's 2020 to 2024 average for workers who commute. Some city rows may include areas outside the city limits. Bee Cave is not broken out in this index, so I pull sold homes for you by street.

For the sold market, I pull recent sales for Bee Cave addresses and put them next to what is around each home. Unlock MLS, the Central Texas MLS, put the September 2026 median sold price for the Austin-Round Rock-San Marcos area at $421,000, with 5.4 months of inventory and an average close of 92.7 percent of original list price. Treat that as a separate measure from the index above.

The drive

Here is the first thing I promised. The Census Bureau's 2020 to 2024 survey puts the average one-way trip to work for people who live in Bee Cave at 22.1 minutes, the shortest in my list. Austin as a whole is 23.7, Cedar Park is 25.5 and Lakeway is 28.8. An average hides your worst morning. Yours depends on where you work and when you leave, so I still test the route with you.

The straight talk

  • The average commute is the shortest in my list, 22.1 minutes.
  • There is no Bee Cave price index in the data I use, so I show you sold homes by street instead of a city average.
  • It is a small city, and the Census Bureau's estimate has moved down since 2020, so I would not lean on its numbers alone.
  • The Galleria's event calendar is busy by design. If you want that nearby, it is a feature. If you do not, ask me for streets away from it.

What changes the bill at an address

Texas has no state property tax. Local taxing units set the rates, so two Bee Cave homes can carry different bills. A Bee Cave address can be taxed by the city, the county, a school district and any special district that covers it. I look up each one and put the full yearly cost next to the price. Your own tax professional should confirm your bill.

Who Bee Cave fits

It fits you if you want the shortest average commute in my list and shopping, events and parks within a short drive. It fits less well if you want a wide range of lower-priced options or no event traffic. Both answers are fine.

Moving from out of state? I wrote a guide for each starting point: Moving From California to Austin, Moving From Dallas to Austin, Moving From New York to Austin and Moving From Chicago to Austin.

I can't see where rates or prices go next, and neither can anyone else who is being honest. Unlock MLS reported that rising mortgage rates slowed September sales in the Austin area: closed sales were down 14.8 percent from a year earlier, with 13,465 active listings. Markets shift month to month. Your readiness is the part you control, so when you start a file I am already working from your list.

Important: I'm a Texas Realtor, not an attorney, tax advisor, lender, appraiser or inspector. The figures on this page come from the U.S. Census Bureau, the City of Bee Cave, Hill Country Galleria, the Bee Cave Chamber of Commerce, the Texas Comptroller, Unlock MLS and a national home value index, were pulled on Nov 2, 2026, and can be revised or change. Nothing here is tax, legal, lending or appraisal advice, a price opinion for any home, or a recommendation of any company. Property tax and income tax outcomes depend on your situation and the address, so check with your own tax professional. I list places by what is there and by commute, and I do not rank or describe neighborhoods by who lives in them.
