Austin & Cedar Park New Construction Builder Incentives This Month: What to Know Before You Walk In
You've seen the banners. "Save up to." "Closing credit." "Special rate." Every builder sales office has one, and every one of them makes a new home sound like it's on sale.
Here's what I'll show you before you reach the end of this page. There's one line of fine print that changes what a builder incentive is actually worth to you. And there's one thing that can happen on your very first visit to a community that you can't take back. I'll name both of them. First, let's look at what builders are advertising.
What are builders advertising right now?
When I look at what builders publish for the Austin area, the offers tend to fall into a few families:
- Flex dollars or flex cash. Money toward design selections, floor plan options or lot premiums.
- Closing credits. Money toward closing costs, a lower interest rate through a rate buydown, or design studio selections, depending on the builder.
- Rate programs. A special interest rate or a temporary rate reduction, often offered through the builder's own lender.
Amounts, dates and rules differ by builder, by community and sometimes by individual home. Many offers apply to select homes only. Many are tied to a contract date, often at the end of a month or the end of the year. Builders change them often. I can't tell you what will be on the table next month, and I won't guess. What I do is confirm the current terms for your community when your file opens.
I look at new-home communities across Austin, Cedar Park, Leander, Round Rock and Georgetown. If you're leaning toward a townhome, my page on Cedar Park townhomes goes through that path, and you can browse on your own anytime in my home search tool.
The fine print that changes what an offer is worth
Here's the line I promised you. It's not the headline number. It's what that number is allowed to be used for, and what you have to do to get it.
- What the money can be used for. One offer may cover design selections, options or lot premiums. Another may cover closing costs or a rate buydown. They're not the same thing, and a big number isn't worth much if it can't be used where you'd use it. Some offers say any unused portion may be forfeited.
- Whether it depends on the builder's lender. Some builders require you to finance through their affiliated lender to receive the incentive, or to use it for certain things. That's a real decision, and it's yours to make with all of the information in front of you.
- Which homes qualify. Many offers are limited to select homes, and may not be combined with other offers or applied to a contract that's already written.
- The calendar. Some offers have a deadline to sign the contract, and some carry a closing or rate-lock timeline too. A home still being built doesn't always line up neatly with a date on a banner.
I'm a Realtor, not an attorney or a lender, so I don't interpret the legal terms or tell you which loan to take. What I do is read the incentive terms with you line by line before you sign anything, make sure you see a written Loan Estimate from a licensed lender next to the builder's offer, and bring in your lender and, if you choose, an attorney. You can run your own numbers in my mortgage calculator first.
The terms for each community are confirmed per community when your file opens.
Your first visit matters more than the offer
Here's the second thing I promised.
If you walk into a builder's sales office, the sales team represents the builder, not you. That isn't a knock on anyone. It's simply whose job it is. The contract and the incentive terms were written by the builder's side, and if you're alone in that room, nobody in it is working for you.
Here's what many buyers don't know. Some builders require your representative to register you, in person, on your very first visit to a community. If you visit alone first, that first visit can change what's possible on your side, including how the builder handles the buyer's representative fee. And you can't take a first visit back.
That's why I'd rather be with you before you go. And here's the good news. Builders often cover the buyer's representative fee, which can make having me in your corner a win for you. I confirm how that works for each community when you open your file, because it varies, and I won't guess.
If you've already visited a sales office on your own, that's okay. Tell me, and we'll sort out where you stand. My post on walking into a new-home sales office alone explains why it's worth bringing me the first time, and New Construction or Resale in Leander and Cedar Park helps you compare the two paths.
How I help you compare builder offers
- We talk first. Your must-haves, your monthly comfort zone, your timeline.
- I go with you on your first visit. I walk the home with you, and together we talk with the builder about what's on the table. Before you walk into a sales office, we make sure your representation is in place.
- I compare what each builder is offering side by side, and put resale homes next to them so you see the full picture. I work with all the builder communities, so I'm not tied to one name on a sign.
- I read the paper trail with you. The contract and the incentive terms, line by line.
- I go through the construction timeline with you so a date on a banner doesn't surprise you.
- I negotiate for you, and I attend your closing.
My services are fiduciary in nature, so I can only work for clients. When everyone involved has agreed in writing, and the law allows it, I can act as an intermediary for a transaction and protect all the clients involved. When you open a file, I go over my fee with you in writing before we tour a thing.
Questions I get about builder incentives
What kinds of incentives are builders offering in Austin right now?
Builders in the Austin area advertise flex dollars toward design selections, options or lot premiums, closing credits, and special rate programs. Amounts, rules and dates differ by builder, community and home, and builders change them often. I confirm the current terms per community when you open a file.
Do builder incentives require me to use the builder's lender?
Some do. Some builders require you to finance through their affiliated lender to receive an incentive or to use it for certain things, such as closing costs or a rate buydown. I read the terms with you and make sure you see a written Loan Estimate from a licensed lender next to the builder's offer.
Who does the builder's sales team represent?
The builder. The sales team represents the builder, not the buyer. If you walk in without your own representative, nobody in the room is working for you. As a Realtor, I work only for my clients.
Do builders pay the buyer's representative fee?
Builders often cover the buyer's representative fee. How it works varies by community, so I confirm it for your community when you open a file, and I go over my fee with you in writing before we tour.
Why does my first visit to a new-home community matter?
Some builders require your representative to register you in person on your first visit to a community. If you visit alone first, that can change what's possible on your side, including how the builder handles the representative fee. Tell me if you've already visited, and we'll sort out where you stand.
What can builder flex dollars or closing credits be used for?
It depends on the builder and the offer. Some are for design selections, options or lot premiums. Others are for closing costs or a rate buydown. Some say any unused portion may be forfeited, so I read the terms with you before you sign.
Do you cover Cedar Park, Leander, Round Rock and Georgetown?
Yes. I look at new-home communities across Austin, Cedar Park, Leander, Round Rock and Georgetown, and I compare them with resale homes so you see the full picture.
Why now
Builders change their offers from month to month, and many have deadlines. I can't tell you what's going to be available next month. I can tell you that buyers who open a file before their first visit get my attention first, and they walk into that sales office with someone in their corner. Open a file today, and I'll confirm what's on the table for the communities you like.
