The portal shows the house. It does not show 5 p.m.

A house in Leander, Cedar Park, or further out can look like the better buy. The payment is lower. The yard is bigger. The photo does not include the drive.

183A at 5 is not the same as 183A at 10. I-35 is not a suggestion. The west side is a different clock than the north. The house you can afford is not the house you can live in if the commute is the thing you cannot stand.

I live in Cedar Park. I drive the ring. I will name the tradeoff before you fall in love with a listing that only works on a Saturday.

I do not hand you a drive-time map. I do not list ten neighborhoods with minutes attached. Once the agreement is signed, we will walk the area that fits the job, the school, and the clock you actually keep.

If you are buying in Austin, Cedar Park, Leander, or the ring, start the file. I will send the agreement so the commute is part of the walk.

Renting looks cheaper. The tax and the equity are not in that number.
