Why it sits
A listing that is priced like 2022 sits. Buyers have time. They watch the cuts. They read the days.
The photos were fine for the launch and thin for the second look. The walk never matched what the buyer will do. The conversation with their agent happens without you in it.
A price cut is not a strategy. It is a signal. The next cut is cheaper than the first one if the file is still the same.
What I do instead
I live in Cedar Park. I work the Austin market. Licensed since 2016. I walk it before I talk about another number.
You get me on the file. Not a junior. English or Spanish. No price floor. If the house is in the ring, I will run it.
Nothing changes until the agreement is signed. Until then I am not your agent, and I will not pretend the listing is already mine.

Questions people ask
Should I just cut the price again?
Maybe. A cut without a walk is the same file at a lower number. Most of the time the next buyer sees the history.
Can I switch agents while it is listed?
Yes. The current agreement has an end date. If it is already expired, or close, say so. I do not interfere with a signed listing.
What happens after I start the file?
I send the agreement. We walk the house. I run the numbers with you. Then you decide. Nothing is relisted until that is done.
