The builder’s agent works for the builder.
The model home is free to walk. The contract is not free to sign. Incentives, lot, elevation, and the builder’s paperwork all move the number.
I walk the lot and the contract with you before you sign. Then I send the agreement. Then we decide.
What the sales office does not say
Crystal Falls, Travisso, Paloma, Mason Hills, and the newer streets. The sales agent is paid by the builder. Their job is the house, not your file.
The incentive that looks free is usually in the price. The lot that looks level is not. The contract is the builder’s contract. You do not need a list of what to ask them. You need someone who has read one before.
What I do instead
I live in Cedar Park. I work the Austin market. Licensed since 2016. I walk the lot, the elevation, and the paperwork before you are locked.
You get me on the file. Not a junior. English or Spanish. No price floor. Resale or spec. If it is in the ring, I will run it.
The work starts when the agreement is signed. Until then I am not your agent, and I will not pretend the builder’s agent is mine.

Is the builder’s agent free?
The showing is free. The representation is not. Their duty is to the builder. Yours is not in the room unless you bring it.
Do I need an agent for new construction?
Yes. The contract is longer, the incentives move, and the lot is the product. A walk before you sign is the work.
What happens after I start the file?
I send the agreement. We walk the lot or the house. I read the contract with you. Then you decide. Nothing is signed with the builder until that is done.
