Living in Pflugerville, Texas: What I Tell Buyers Who Want Lake Days and Lower Prices

Pflugerville gives buyers something that surprises them: a lake, a lot of trail, and a price tag lower than the cities to the west. I'm Felix, a Texas Realtor, and I live in Cedar Park, so I know both sides of the I-35 map. Before the bottom of this page, I'll show you three things.

First, what the city says about its parks and trails, and the one catch with the lake that I tell every buyer about. Second, how Pflugerville compares with its neighbors on price and commute, in one table. Third, the question about the tax bill that changes by address. Stay with me for the lake catch, because it changes how you plan your weekends.

Where Pflugerville sits

The Census Bureau counted 65,191 people in Pflugerville in April 2020 and estimates 68,316 in July 2025, a gain of about 5 percent. That is a much slower pace than Hutto or Georgetown, so Pflugerville is the settled city on the east side of this map, not the one adding people the fastest.

This page is the lifestyle guide. For homes for sale right now, use my Pflugerville homes page. If you are comparing, look at Round Rock, Hutto and Cedar Park.

The lake, and the catch

Lake Pflugerville Park is a reservoir park of about 180 acres with a 3-mile crushed-granite loop for walking, jogging and biking, plus fishing, pavilions and a beach area. Here is the catch. Powerboats are not allowed on the lake, and water access depends on the lake level. The city has posted notices in the past about piers closed for repair and about water recreation reopening only when the level came back up. Those notices change, so I check the city's current notice and tell you what is open when we look at homes, so you do not plan your first summer around a pier that is closed.

Trails and parks

The city says it has 28 developed parks and 56 miles of public trails within city limits, or 71.2 miles counting trails in its extraterritorial jurisdiction. Its parks master plan lists 1,552.1 acres of park and open-space land, including 1,069.5 acres of developed parkland. The city also adopted a ten-year plan to add parks and trail connections. A plan is not a finished trail, so I ask what is built today near any home you like.

The numbers, side by side

Here is the first thing I promised. This is a national home value index that tracks the typical middle-tier home, single-family and condo, smoothed to take out month-to-month noise. These are the figures as of Sep 30, 2026. The table adds the change from a year earlier and the Census Bureau's average commute for workers who live in each city.

CityTypical home value, Sep 30, 2026Change from Sep 30, 2025Average commute, minutes
Pflugerville$363,170down 4.8%27.4
Round Rock$395,851down 5.1%24.9
Hutto$328,297down 6.7%29.3
Cedar Park$456,996down 3.1%25.5
Georgetown$419,666down 3.9%28.2
Leander$420,175down 5.6%29.2
Austin$491,960down 3.2%23.7

Home values come from a national home value index for middle-tier single-family homes and condos, smoothed to take out month-to-month noise. Commute is the Census Bureau's 2020 to 2024 average for workers who commute. Some city rows may include areas outside the city limits.

Read it slowly. Pflugerville's typical value is $363,170, which is $33,000 below Round Rock's $395,851 and $35,000 above Hutto's $328,297. Over the year it fell 4.8 percent, a little more than the Austin metro's 4.3 percent. From its June 2022 high of $503,162, the index is down 27.8 percent.

An index is a map, not a price tag, and I can't tell you where it goes next. For the sold market, Unlock MLS, the Central Texas MLS, reported a median sold price of $421,000 for the Austin-Round Rock-San Marcos area in September 2026, with 5.4 months of inventory and homes closing at an average of 92.7 percent of their original list price. That is a different measure than the index, so don't line the two up as if they were the same thing.

The drive

Here is the second thing. The Census Bureau's 2020 to 2024 survey puts the average one-way trip to work for people who live in Pflugerville at 27.4 minutes, versus 24.9 in Round Rock and 25.5 in Cedar Park. An average hides your worst morning. Yours depends on where you work and when you leave.

Williamson County says East WilCo Highway Segment 2 opened on October 8, 2026, connecting SH 130 in Pflugerville to Chandler Road in Taylor. If your route runs east, that is worth knowing, and I will tell you whether it is on your way.

The straight talk

  • It costs less than Round Rock and Cedar Park on the index, and its average commute is a couple of minutes longer than Round Rock's (27.4 versus 24.9).
  • The lake is for walking, fishing and paddling, not powerboats, and access depends on lake level.
  • Growth has been slow, about 5 percent from the 2020 count to the 2025 estimate.
  • Prices fell like everywhere else. The index is down 27.8 percent from its June 2022 high. I will not predict the next move.

What changes the bill at an address

Texas has no state property tax. Local taxing units set the rates, so two Pflugerville homes can carry different bills. A Pflugerville address can be taxed by the city, the county, a school district and any special district that covers it. I check which apply to each address and put the result next to the price. Your own tax professional should confirm your bill.

Who Pflugerville fits

It fits you if you want a lake to walk around, a long list of trails, and a price below Round Rock and Cedar Park, and you can live with a slightly longer average commute than Round Rock. It fits less well if you want powerboat access or the shortest drive. Both answers are fine.

Moving from out of state? I wrote a guide for each starting point: Moving From California to Austin, Moving From Dallas to Austin, Moving From New York to Austin and Moving From Chicago to Austin.

Nobody can promise you where rates or prices go from here, and I won't try. What I can show you is the September picture from Unlock MLS: rising mortgage rates slowed sales in the Austin area, with closed sales down 14.8 percent from a year earlier and 13,465 active listings. The one thing in your hands is readiness. Start your file now and I am already working from your list when the right home shows up.

How much does a home in Pflugerville cost?

On the home value index, the typical middle-tier home in Pflugerville was $363,170 on Sep 30, 2026, down 4.8% from a year earlier. That is an index, not a price for any home.

Powerboats are not allowed on the lake. The park has a 3-mile loop trail, fishing, pavilions and a beach area, and water access depends on the lake level, so I check what is open before you plan.

No. I don't rank schools or neighborhoods, and I don't make claims about who lives where. Each school district publishes its own information and boundaries, and I will point you to the official source for any address you are considering. What I can do is match homes to your commute and to what is around them, like trails, lakes, parks and shopping.

Do I need to be in Austin to get started?

No. Start your file, tell me where you are in your plan, and I will tell you what is best done in person. Then we plan your visit around a short list of homes that fit.

Who do you work for, and will you be at my closing?

Important: I'm a Texas Realtor, not an attorney, tax advisor, lender, appraiser or inspector. The figures on this page come from the U.S. Census Bureau, the City of Pflugerville, Williamson County, the Texas Comptroller, Unlock MLS and a national home value index, were pulled on Nov 2, 2026, and can be revised or change. Nothing here is tax, legal, lending or appraisal advice, a price opinion for any home, or a recommendation of any company. Property tax and income tax outcomes depend on your situation and the address, so check with your own tax professional. I list places by what is there and by commute, and I do not rank or describe neighborhoods by who lives in them.
