Living in Liberty Hill, Texas: What I Tell Buyers Before They Fall for the Small-Town Feel
Liberty Hill sells a feeling: small town, big sky, room to breathe. The feeling is real. So is the speed at which the city around it is changing. I'm Felix, a Texas Realtor, and I live in Cedar Park. Before the bottom of this page, I'll show you three things.
First, how fast Liberty Hill has grown, in the Census Bureau's own counts. Second, how its price and its commute compare with the cities next door, in one table. Third, the tax statement line that is very common in Liberty Hill neighborhoods, with the names of the districts the county lists. That last one is where a good-looking price can change.
Where Liberty Hill sits
The Census Bureau counted 3,646 people in Liberty Hill in April 2020 and estimates 13,317 in July 2025. That is more than three and a half times as many in five years. A place that changes that fast is not the same place it was when the listing photos were taken, so I always check what is built today versus what is only on paper.
This page is the lifestyle guide. For homes for sale right now, use my Liberty Hill homes page. If you are comparing, look at Leander, Georgetown and Cedar Park.
The downtown plan, and what is actually there
The city adopted a Downtown Master Plan in 2024 and says it is in a planning and evaluation phase, with no construction approved yet. Its LHTX 2040 comprehensive plan, adopted in October 2023, covers mobility, neighborhoods, and parks and open space. In plain terms, the downtown you read about is partly a plan. Ask me what is built and what is not.
What is there today, according to Experience LHTX: downtown has Central Park, Veterans Memorial Park, the Wetzel Park splash pad and Lions Foundation Park. Lions Foundation Park has a 0.8-mile trail, a playground, a pavilion, a sculpture park and a library, and it is privately maintained. The city also lists a downtown shared-use path that runs from the Water Tower parking lot along Loop 332 past Foundation Park to Highway 29.
The numbers, side by side
Here is the first thing I promised. This is a national home value index that tracks the typical middle-tier home, single-family and condo, smoothed to take out month-to-month noise. These are the figures as of Sep 30, 2026. The table adds the change from a year earlier and the Census Bureau's average commute for workers who live in each city.
| City | Typical home value, Sep 30, 2026 | Change from Sep 30, 2025 | Average commute, minutes |
|---|---|---|---|
| Liberty Hill | $479,477 | down 5.8% | 34.1 |
| Leander | $420,175 | down 5.6% | 29.2 |
| Cedar Park | $456,996 | down 3.1% | 25.5 |
| Georgetown | $419,666 | down 3.9% | 28.2 |
| Round Rock | $395,851 | down 5.1% | 24.9 |
| Hutto | $328,297 | down 6.7% | 29.3 |
| Austin | $491,960 | down 3.2% | 23.7 |
Home values come from a national home value index for middle-tier single-family homes and condos, smoothed to take out month-to-month noise. Commute is the Census Bureau's 2020 to 2024 average for workers who commute. Some city rows may include areas outside the city limits.
Read it slowly. Liberty Hill's typical value is $479,477, which is $59,000 above Leander's $420,175 and $60,000 above Georgetown's $419,666. Over the year it fell 5.8 percent, the largest drop in the table after Hutto's, versus the Austin metro's 4.3 percent. From its June 2022 high of $631,930, the index is down 24.1 percent.
An index is a map, not a price tag, and I can't tell you where it goes next. For the sold market, Unlock MLS, the Central Texas MLS, reported a median sold price of $421,000 for the Austin-Round Rock-San Marcos area in September 2026, with 5.4 months of inventory and homes closing at an average of 92.7 percent of their original list price. That is a different measure than the index, so don't line the two up as if they were the same thing.
The drive
Here is the second thing. The Census Bureau's 2020 to 2024 survey puts the average one-way trip to work for people who live in Liberty Hill at 34.1 minutes. Cedar Park is 25.5, Leander is 29.2 and Georgetown is 28.2, so Liberty Hill runs about nine minutes longer than Cedar Park on average. Of the places in my list, only Lago Vista, at 34.7, is longer. An average hides your worst morning. Yours depends on where you work and when you leave, so I ask before I recommend a street.
The tax line you should look for
Texas has no state property tax. Local taxing units set the rates, so two Liberty Hill homes can carry different bills. Williamson County's list of Public Improvement Districts includes four under the City of Liberty Hill's finance department: Butler Farms, Clearwater Ranch, Liberty Parke and Summerlyn West. A PID is a yearly assessment that can appear on the property tax statement and is not an ad valorem property tax. Per the county, exemptions such as the 100 percent disabled veteran exemption do not change it. As of September 1, 2021, a seller in a PID must give the buyer a notice of the obligation. The county's tax rate worksheets also include a Williamson/Liberty Hill MUD, a municipal utility district that sets its own tax rate.
I check each Liberty Hill address for a PID or MUD before I send it, and I put the yearly cost next to the price. Your own tax professional should confirm your bill.
The straight talk
- It is growing very fast. More than three and a half times the 2020 count, by the Census Bureau's estimate.
- It costs more than Leander, Cedar Park and Georgetown on the index, and its average commute is the longest of the Williamson County cities I list, with Jarrell next at 33.4.
- Prices fell like everywhere else, down 24.1 percent from the June 2022 high, and the one-year drop is among the largest in the table.
- Downtown is partly a plan. The master plan is adopted, and the city says no construction is approved yet.
- PIDs and a MUD exist here, so the yearly cost is not just price and rate.
Who Liberty Hill fits
It fits you if you want to be on the edge of the growth, you are fine with a commute near 34 minutes on average, and you want a place that is still deciding what it will become. It fits less well if you need a long commute shortened or want a finished downtown today. Both answers are fine. I just want you to see the numbers first.

I can't tell you where prices or mortgage rates go next, and nobody honestly can. Here is what I can show you. Unlock MLS reported that rising mortgage rates slowed September sales in the Austin area, with closed sales down 14.8 percent from a year earlier and 13,465 active listings. Markets move month to month. The part you control is how ready you are. When you start a file today, the right home does not catch you off guard, because I am already working from your list.
How it works with me
- You start your file. Tell me about your timeline and where you are in the process. I text you and send my agreement the same day.
- We talk it through. Your must-haves, your commute, what you want around you and what you want in your budget.
- I send you homes that fit that list, with what is around each one, so you are not scrolling through noise.
- We tour together. I walk each home with you and tell you what I notice. I have experience in building homes, and a licensed inspector is always your call.
- You choose. Every lender, insurer and warranty company is your decision.
- Closing. I attend every closing, and I am there at the table with you.

Important: I'm a Texas Realtor, not an attorney, tax advisor, lender, appraiser or inspector. The figures on this page come from the U.S. Census Bureau, the City of Liberty Hill, Experience LHTX, Williamson County, the Texas Comptroller, Unlock MLS and a national home value index, were pulled on Nov 2, 2026, and can be revised or change. Nothing here is tax, legal, lending or appraisal advice, a price opinion for any home, or a recommendation of any company. Property tax and income tax outcomes depend on your situation and the address, so check with your own tax professional. I list places by what is there and by commute, and I do not rank or describe neighborhoods by who lives in them.
