Living in Leander, Texas: What I Tell Buyers Before They Pick the Train or the Price
Leander is the city buyers can't stop asking me about. It keeps growing, it has a train, and the price is lower than the city next door. I'm Felix, a Texas Realtor, and I live in Cedar Park, so Leander is my neighbor. Before the bottom of this page, I'll show you three things.
First, how fast Leander has grown and what that means for what is finished and what is still being built. Second, whether the Red Line changes your commute, in minutes, and who it actually helps. Third, the line item on the tax statement that some Leander addresses have and others don't. That third one can move your monthly cost more than a price cut.
Where Leander sits
Leander is the northern end of CapMetro's Red Line commuter rail, which runs between Leander and downtown Austin. The Census Bureau counted 59,202 people in April 2020 and estimates 91,132 in July 2025, up about 54 percent in five years. A city adding people that fast is a different city every year, so I check what is built today versus what is only on a plan.
This page is the lifestyle guide. If you want homes for sale right now, go to my Leander homes page. If you are comparing, see Cedar Park, Liberty Hill and Georgetown.
Old Town, and what the city says it wants
The city completed an Old Town Master Plan in September 2023 aimed at strengthening its downtown. Old Town Leander lists the Old Town Christmas Festival and Rudolph Run on December 5, 2026, so there is a real event calendar there already. A master plan is a plan, not a finished street, so when a listing says it is near the Old Town upgrades, I ask what has actually been built.
The train, and who it helps
The Red Line runs between Leander and downtown Austin, and Leander is the northern end of the line. That matters only if the train fits your day: your home near a station, your work near downtown. For a lot of people it won't line up, and that is fine. The honest way to use it is to map your real route first and count the minutes both ways.
The Census Bureau's 2020 to 2024 survey puts the average one-way trip to work for people who live in Leander at 29.2 minutes. Cedar Park is 25.5 and Round Rock is 24.9. An average blends drivers, train riders and people who work from home, so it hides your worst morning. Yours depends on where you work and when you leave.
Parks and what is to do in town
The city says it has 14 city-owned parks on about 400 acres. Devine Lake Park is 45.5 acres with a fishing lake, a walking trail, a picnic area, a playground, grills and an off-leash pet area, open 8 a.m. to 9 p.m. daily. Robin Bledsoe Park is 16.6 acres with a 25-meter pool, lighted fields, trails, an amphitheater and a waterplayscape. I would rather you see the two I just named on a visit than take my word for a feeling.
The numbers, side by side
Here is the first thing I promised. This is a national home value index that tracks the typical middle-tier home, single-family and condo, smoothed to take out month-to-month noise. These are the figures as of Sep 30, 2026. The table adds the change from a year earlier and the Census Bureau's average commute for workers who live in each city.
| City | Typical home value, Sep 30, 2026 | Change from Sep 30, 2025 | Average commute, minutes |
|---|---|---|---|
| Leander | $420,175 | down 5.6% | 29.2 |
| Cedar Park | $456,996 | down 3.1% | 25.5 |
| Liberty Hill | $479,477 | down 5.8% | 34.1 |
| Georgetown | $419,666 | down 3.9% | 28.2 |
| Round Rock | $395,851 | down 5.1% | 24.9 |
| Hutto | $328,297 | down 6.7% | 29.3 |
| Austin | $491,960 | down 3.2% | 23.7 |
Home values come from a national home value index for middle-tier single-family homes and condos, smoothed to take out month-to-month noise. Commute is the Census Bureau's 2020 to 2024 average for workers who commute. Some city rows may include areas outside the city limits.
Read it slowly. Leander's typical value is $420,175, which is $37,000 below Cedar Park's $456,996. Over the year it fell 5.6 percent, a little more than the Austin metro's 4.3 percent. From its June 2022 high of $596,987, the index is down 29.6 percent.
I'm not calling that a bargain, and I'm not calling it a warning. An index is a map, not a price tag, and I can't tell you where it goes next. Unlock MLS, the Central Texas MLS, put the September 2026 median sold price for the Austin-Round Rock-San Marcos area at $421,000, with 5.4 months of inventory and an average close of 92.7 percent of original list price. Treat that as a separate measure from the index above.
What changes the bill at a Leander address
Texas has no state property tax. Local taxing units set rates, so two Leander homes can carry different bills. Here is a pattern worth knowing: Williamson County's list of Public Improvement Districts includes three under the City of Leander's finance department, and its tax rate worksheets include Leander MUD 1, 2 and 3 and a Leander TODD MUD. A PID is a yearly assessment that can appear on the tax statement and is not an ad valorem property tax. A municipal utility district sets its own tax rate. Some Leander homes sit inside one of these and some do not.
That is why I look up each address before I send it to you, and why I put the full yearly cost next to the price. Your own tax professional should confirm your bill.
The straight talk
- It is growing fast. About 54 percent from the 2020 count to the 2025 estimate. More homes, more roads, more building. If you want a finished feel, I help you find the pockets that are.
- The train is a tool, not a promise. It helps people whose homes and jobs line up with it.
- It costs less than Cedar Park on the index and its average commute is longer by almost four minutes (29.2 versus 25.5). That is the tradeoff in two numbers.
- Prices fell like everywhere else. The index is down 29.6 percent from its June 2022 high. I will not predict the next move.
- The tax bill depends on the address, including any PID or MUD.
Who Leander fits
It fits you if you want to compare a lower typical price than Cedar Park, you can live with a slightly longer average commute, and a commuter rail line or a developing Old Town matters to you. It fits less well if you want a long-settled feel, or if you want to avoid a PID or MUD assessment. Both answers are fine. I just want you to choose with the numbers in front of you.
Moving from out of state? I wrote a guide for each starting point: Moving From California to Austin, Moving From Chicago to Austin, Moving From New York to Austin and Moving From Dallas to Austin.
Nobody can promise you where rates or prices go from here, and I won't try. What I can show you is the September picture from Unlock MLS: rising mortgage rates slowed sales in the Austin area, with closed sales down 14.8 percent from a year earlier and 13,465 active listings. The one thing in your hands is readiness. Start your file now and I am already working from your list when the right home shows up.
How it works with me
- You start your file. Tell me about your timeline and where you are in the process. I text you and send my agreement the same day.
- We talk it through. Your must-haves, your commute, what you want around you and what you want in your budget.
- I send you homes that fit that list, with what is around each one, so you are not scrolling through noise.
- We tour together. I walk each home with you and tell you what I notice. I have experience in building homes, and a licensed inspector is always your call.
- You choose. Every lender, insurer and warranty company is your decision.
- Closing. I attend every closing, and I am there at the table with you.
My services are fiduciary in nature, so I can only work for clients. When you start a file, I am on your side of the table.
Is Leander a good place to live?
I don't rank cities, but here is what the sources show. Average commute is 29.2 minutes, the city has 14 parks on about 400 acres, it is the northern end of the Red Line, and the typical home value on the index is $420,175. Whether that fits depends on your commute, budget and what you want around you.
How much does a home in Leander cost?
On the home value index, the typical middle-tier home in Leander was $420,175 on Sep 30, 2026, down 5.6% from a year earlier. That is an index, not a price for any home.
Does the Red Line help a Leander commute?
Leander is the northern end of CapMetro's Red Line commuter rail, which runs between Leander and downtown Austin. It helps if your home is near a station and your work is near downtown. I map your actual route first.
How fast is Leander growing?
The Census Bureau counted 59,202 people in April 2020 and estimates 91,132 in July 2025, about 54 percent more.
What is Leander's Old Town?
It is the city's historic downtown district. The city completed an Old Town Master Plan in September 2023, and Old Town Leander lists events such as the Old Town Christmas Festival and Rudolph Run on December 5, 2026.
Why does the tax bill change by address in Leander?
Texas has no state property tax and local units set rates. Williamson County lists three PIDs under the City of Leander and tax rate worksheets for several Leander MUDs. Some homes are inside one, some are not, so I check each address.
Do you rank schools or neighborhoods?
No. I don't rank schools or neighborhoods, and I don't make claims about who lives where. Each school district publishes its own information and boundaries, and I will point you to the official source for any address you are considering. What I can do is match homes to your commute and to what is around them, like trails, lakes, parks and shopping.
Do I need to be in Austin to get started?
No. Start your file, tell me where you are in your plan, and I will tell you what is best done in person. Then we plan your visit around a short list of homes that fit.
Who do you work for, and will you be at my closing?
My services are fiduciary in nature, so I can only work for clients. When you start a file, I am on your side of the table. Yes, I attend every closing, and I am there at the table with you.
Ready? Open your file and I will text you today. No pressure, just a clear list built around your life.
Important: I'm a Texas Realtor, not an attorney, tax advisor, lender, appraiser or inspector. The figures on this page come from the U.S. Census Bureau, the City of Leander, Old Town Leander, CapMetro, Williamson County, the Texas Comptroller, Unlock MLS and a national home value index, were pulled on Nov 2, 2026, and can be revised or change. Nothing here is tax, legal, lending or appraisal advice, a price opinion for any home, or a recommendation of any company. Property tax and income tax outcomes depend on your situation and the address, so check with your own tax professional. I list places by what is there and by commute, and I do not rank or describe neighborhoods by who lives in them.
