Living in Hutto, Texas: What I Tell Buyers Who Ask About the Hippos and the Price

Hutto is the city buyers smile about before they ask the real question. The hippos are fun. The price is what makes them lean forward. I'm Felix, a Texas Realtor, and I live in Cedar Park. Before the bottom of this page, I'll show you three things.

First, where Hutto's typical price sits next to every city around it, and how the last year treated it. Second, the drive, in minutes. Third, the tax statement line that shows up in a long list of Hutto neighborhoods and what it means for your yearly cost. That third one is the one I never let a buyer skip.

Where Hutto sits

The Census Bureau counted 27,577 people in Hutto in April 2020 and estimates 46,048 in July 2025, up about 67 percent in five years. Hutto is one of the faster-growing cities in my list, so I always check what is built today and what is only on a map.

This page is the lifestyle guide. For homes for sale right now, use my Hutto homes page. If you are comparing, look at Round Rock, Pflugerville and Georgetown.

Old Town, and the hippos

Hutto has a historic Old Town, where the Downtown Commercial Historic District is listed on the National Register of Historic Places, with shops and restaurants along Farley Street. The Co-Op District's Town Green also hosts events, according to the city's visitor materials.

Now the hippos. The hippo is the town mascot, the most popular local legend traces it to a 1915 circus-train stop, and the city estimates 5,000 to 10,000 concrete hippos around town. That is the kind of detail that makes a place feel like itself. It will not tell you about a street, a drive or a bill, so keep reading.

Parks and trails

The city says it maintains 165 acres of parkland, with four playgrounds, five restroom facilities, two athletic complexes, a splash pad and eight miles of scenic trails. Its broader trail system totals more than 21 miles, and the 2024 trails master plan proposes 27 miles of new trails. The Cottonwood Trail runs 3.2 miles from Fritz Park to Creekside Park. A master plan is not a finished trail, so I ask what is open today near any home you like.

The numbers, side by side

Here is the first thing I promised. This is a national home value index that tracks the typical middle-tier home, single-family and condo, smoothed to take out month-to-month noise. These are the figures as of Sep 30, 2026. The table adds the change from a year earlier and the Census Bureau's average commute for workers who live in each city.

CityTypical home value, Sep 30, 2026Change from Sep 30, 2025Average commute, minutes
Hutto$328,297down 6.7%29.3
Pflugerville$363,170down 4.8%27.4
Round Rock$395,851down 5.1%24.9
Georgetown$419,666down 3.9%28.2
Leander$420,175down 5.6%29.2
Cedar Park$456,996down 3.1%25.5
Austin$491,960down 3.2%23.7

Home values come from a national home value index for middle-tier single-family homes and condos, smoothed to take out month-to-month noise. Commute is the Census Bureau's 2020 to 2024 average for workers who commute. Some city rows may include areas outside the city limits.

Read it slowly. Hutto has the lowest typical value in this table, $328,297, which is $68,000 below Round Rock's $395,851. It also fell the most over the year, 6.7 percent, versus the Austin metro's 4.3 percent. From its July 2022 high of $458,091, the index is down 28.3 percent.

I'm not calling that a bargain, and I'm not calling it a warning. An index is a map, not a price tag, and I can't tell you where it goes next. Unlock MLS, the Central Texas MLS, put the September 2026 median sold price for the Austin-Round Rock-San Marcos area at $421,000, with 5.4 months of inventory and an average close of 92.7 percent of original list price. Treat that as a separate measure from the index above.

The drive

Here is the second thing. The Census Bureau's 2020 to 2024 survey puts the average one-way trip to work for people who live in Hutto at 29.3 minutes, versus 24.9 in Round Rock and 25.5 in Cedar Park. That is more than four minutes longer than Round Rock on average. An average hides your worst morning. Yours depends on where you work and when you leave.

The tax line most people skip

Texas has no state property tax. Local taxing units set the rates, so two Hutto homes can carry different bills. Here is the pattern that matters most in Hutto: Williamson County's list of Public Improvement Districts includes six under the City of Hutto's financial services department: Cottonwood Creek, Cross Creek, Durango Farms, Emory Crossing, Hutto Co-Op and Mustang Creek. A PID is a yearly assessment that can appear on the property tax statement and is not an ad valorem property tax. Per the county, exemptions such as the 100 percent disabled veteran exemption do not change it. As of September 1, 2021, a seller in a PID must give the buyer a notice of the obligation.

That is why I check every Hutto address for a PID before I send it, and why I put the yearly cost next to the price. The low sticker can look different once the assessment is in. Your own tax professional should confirm your bill.

The straight talk

  • It has the lowest typical price in my table and the biggest one-year drop, down 6.7 percent.
  • The average commute is longer than Round Rock's and Cedar Park's, about 29.3 minutes.
  • It is growing fast, about 67 percent from the 2020 count to the 2025 estimate.
  • PIDs are common here, so the yearly cost is not just the price and the rate.
  • Old Town and the hippos give it a real identity, and the city's trail plan is aimed at connecting more of it.

Who Hutto fits

It fits you if price is your priority, you can live with an average commute near 29 minutes, and you like a small-town identity. It fits less well if you want the shortest drive or if you want to avoid assessments. Both answers are fine. I'd rather you decide knowing the PID question than learn it at closing.

I can't see where rates or prices go next, and neither can anyone else who is being honest. Unlock MLS reported that rising mortgage rates slowed September sales in the Austin area: closed sales were down 14.8 percent from a year earlier, with 13,465 active listings. Markets shift month to month. Your readiness is the part you control, so when you start a file I am already working from your list.

How it works with me

  1. You start your file. Tell me about your timeline and where you are in the process. I text you and send my agreement the same day.

  3. I send you homes that fit that list, with what is around each one, so you are not scrolling through noise.

Whether that fits depends on your commute, budget and what you want around you.

How much does a home in Hutto cost?

Important: I'm a Texas Realtor, not an attorney, tax advisor, lender, appraiser or inspector. The figures on this page come from the U.S. Census Bureau, the City of Hutto, Williamson County, the Texas Comptroller, Unlock MLS and a national home value index, were pulled on Nov 2, 2026, and can be revised or change. Nothing here is tax, legal, lending or appraisal advice, a price opinion for any home, or a recommendation of any company. Property tax and income tax outcomes depend on your situation and the address, so check with your own tax professional. I list places by what is there and by commute, and I do not rank or describe neighborhoods by who lives in them.
