Living in Cedar Park, Texas: What I Tell Buyers Who Ask Me Why I Live Here
Buyers ask me the same thing when they learn where I live: why Cedar Park? I'm Felix, a Texas Realtor, and I live in Cedar Park. I'm biased, and I will tell you exactly where that bias stops and the numbers start. Before the bottom of this page, I'll show you three things.
First, how Cedar Park compares with the cities around it on price, commute and growth, in one table. Second, how much park and trail the city says it has, and what that does and does not tell you about a specific street. Third, the question about the tax bill that changes by address, which matters more here than most listings admit. Stay with me for that one.
Where Cedar Park sits
Cedar Park is a city northwest of Austin. The Census Bureau counted 77,595 people in April 2020 and estimates 79,032 in July 2025. That is a gain of about 2 percent. Over the same stretch, the Census Bureau's estimate for Leander is up about 54 percent from its April 2020 count, and Liberty Hill's more than tripled. So Cedar Park is the established city in this part of the map, and its neighbors are the ones adding people the fastest.
This page is about what living here looks like day to day. If you want to see what is for sale right now, go to my Cedar Park homes page. If you are still choosing between cities, keep reading and then compare it with Leander, Round Rock and Liberty Hill.
What a normal week looks like
The City of Cedar Park's current parks plan reports 46 parks, 1,158 acres of parkland, which includes the 108-acre Discovery Well Cave Preserve, and 34 miles of trails. The city's own Parks & Recreation page rounds that to more than 1,000 acres and more than 40 parks. That is a lot of green for a city this size, and it means the useful question is which park is near your door, not whether the city has parks.
Brushy Creek Lake Park is the one I send people to first. The city lists 90 acres with a 38-acre lake for fishing and non-motorized boating, trails, a splash pad and a kayak and canoe launch. The Brushy Creek Regional Trail, about 7.75 mostly concrete miles according to Williamson County, runs from Twin Lakes Park in Cedar Park to Round Rock. If a trail you can walk to matters to you, tell me, and I will plot each home against the park or trailhead you care about.
I live here, so here is what I do not do: I do not tell you which neighborhood feels right for you. Feel is yours to judge on a visit. What I can do is put homes next to what is around them, from trails to shopping to your drive, and let you decide.
The numbers, side by side
Here is the first thing I promised. This is a national home value index that tracks the typical middle-tier home, single-family and condo, smoothed to take out month-to-month noise. These are the figures as of Sep 30, 2026. The table adds the change from a year earlier and the Census Bureau's average commute for workers who live in each city.
| City | Typical home value, Sep 30, 2026 | Change from Sep 30, 2025 | Average commute, minutes |
|---|---|---|---|
| Cedar Park | $456,996 | down 3.1% | 25.5 |
| Leander | $420,175 | down 5.6% | 29.2 |
| Round Rock | $395,851 | down 5.1% | 24.9 |
| Georgetown | $419,666 | down 3.9% | 28.2 |
| Pflugerville | $363,170 | down 4.8% | 27.4 |
| Liberty Hill | $479,477 | down 5.8% | 34.1 |
| Austin | $491,960 | down 3.2% | 23.7 |
Home values come from a national home value index for middle-tier single-family homes and condos, smoothed to take out month-to-month noise. Commute is the Census Bureau's 2020 to 2024 average for workers who commute. Some city rows may include areas outside the city limits.
Read it slowly. Cedar Park's typical value is $456,996, which is $37,000 above Leander's $420,175 and $61,000 above Round Rock's $395,851 on this index. Over the year it fell 3.1 percent, the smallest drop of any city in the table, while the Austin metro's fell 4.3 percent. From its June 2022 high of $610,119, Cedar Park's index is down 25.1 percent.
An index is a map, not a price tag, and any one home sits above or below it. I also can't tell you where it goes next, and nobody honestly can. For the sold market, Unlock MLS, the Central Texas MLS, reported a median sold price of $421,000 for the Austin-Round Rock-San Marcos area in September 2026, with 5.4 months of inventory and homes closing at an average of 92.7 percent of their original list price. That is a different measure than the index, so don't line the two up as if they were the same thing.
The drive
Here is the second thing. The Census Bureau's 2020 to 2024 survey puts the average one-way trip to work for people who live in Cedar Park at 25.5 minutes. Round Rock is 24.9 and Leander is 29.2, so Cedar Park sits near the short end of the cities in the table. An average hides your worst morning. Yours depends on where you work and when you leave, so I ask before I recommend a street.
If you want to skip the road, Leander is the northern end of CapMetro's Red Line commuter rail to downtown Austin. That is Leander's station, not Cedar Park's, so it only helps if your work and your home both line up with it. I would rather you know that before you tour than after.
The straight talk
You asked me why I live here, so here is the honest version. These are the points I can back with a source:
- It is not the cheapest north-side option. On the index, Cedar Park costs more than Leander, Round Rock, Georgetown and Pflugerville. You are paying for an established city, shorter average commute and a deep park system, and that tradeoff is yours to weigh.
- It is not where the fast growth is. The Census Bureau's estimate is up about 2 percent since the 2020 count while Leander and Liberty Hill grew far faster. If you want a city that is still being built out, look at Leander and Liberty Hill. If you want one that is settled, this is it.
- Prices fell like everywhere else. From June 2022 to Sep 30, 2026, the typical home on the index is down 25.1 percent. I will not spin that, and I will not predict the next move.
- Your address decides more than the city name. Lot, age of home, district and assessments all change what you pay and what you live with.
What changes the bill at an address
Texas has no state property tax. Local taxing units set the rates, so two homes in the same city can carry different bills. A Cedar Park address can be taxed by the city, the county, a school district and any special district that covers it. Williamson County alone publishes tax rate worksheets for dozens of municipal utility districts and other special districts. I check which units apply to each address and put the result next to the price before you fall for a house. Your own tax professional should confirm your bill.
The Texas Comptroller's exemptions page lists a $140,000 homestead exemption from school district taxes for a home that is your primary residence. Whether it applies to you depends on your situation, so I point you to the source and your own tax professional.
Who Cedar Park fits
It fits you if you want an established city with a shorter average commute, a big park and trail system, and you accept a higher price than most of the cities to the north. It fits less well if your budget is tight or if you want a city that is still growing fast. Either answer is fine. The mistake is not knowing which one you are.

I can't tell you where prices or mortgage rates go next, and nobody honestly can. Here is what I can show you. Unlock MLS reported that rising mortgage rates slowed September sales in the Austin area, with closed sales down 14.8 percent from a year earlier and 13,465 active listings. Markets move month to month. The part you control is how ready you are. When you start a file today, the right home does not catch you off guard, because I am already working from your list.
How it works with me
- You start your file. Tell me about your timeline and where you are in the process. I text you and send my agreement the same day.
- We talk it through. Your must-haves, your commute, what you want around you and what you want in your budget.
- I send you homes that fit that list, with what is around each one, so you are not scrolling through noise.
- We tour together. I walk each home with you and tell you what I notice. I have experience in building homes, and a licensed inspector is always your call.
- You choose. Every lender, insurer and warranty company is your decision.
- Closing. I attend every closing, and I am there at the table with you.
My services are fiduciary in nature, so I can only work for clients. When you start a file, I am on your side of the table.
Is Cedar Park a good place to live?
I don't rank cities, but I can tell you what the sources show. The Census Bureau puts average commute at 25.5 minutes, the city reports 46 parks and 34 miles of trails, and the typical home value on the index is $456,996. Whether that fits you depends on your commute, budget and what you want around you.
How much does a home in Cedar Park cost?
On the home value index, the typical middle-tier home in Cedar Park was $456,996 on Sep 30, 2026, down 3.1% from a year earlier. That is an index, not a price for any home, so I look at sold homes near the one you want.
What is the commute from Cedar Park like?
The Census Bureau's 2020 to 2024 average one-way travel time to work for people who live in Cedar Park is 25.5 minutes, compared with 24.9 in Round Rock and 29.2 in Leander. Averages hide rush hour, so I match homes to where you actually need to be.
Are there parks and trails in Cedar Park?
The City of Cedar Park's parks plan reports 46 parks, 1,158 acres of parkland and 34 miles of trails. Brushy Creek Lake Park has a 38-acre lake, a splash pad and a kayak launch, and the Brushy Creek Regional Trail runs from Twin Lakes Park to Round Rock.
What is the difference between Cedar Park and Leander?
On the index, Cedar Park's typical value is higher ($456,996 versus $420,175) and its average commute is shorter (25.5 versus 29.2 minutes). Leander has the Red Line commuter rail station and has grown faster since 2020. I walk you through both against your list.
Why does the tax bill change by address in Cedar Park?
Texas has no state property tax, and local taxing units set the rates. A Cedar Park address can be taxed by the city, the county, a school district and any special district that covers it. I check which apply to each address and put them next to the price.
Do you rank schools or neighborhoods?
No. I don't rank schools or neighborhoods, and I don't make claims about who lives where. Each school district publishes its own information and boundaries, and I will point you to the official source for any address you are considering. What I can do is match homes to your commute and to what is around them, like trails, lakes, parks and shopping.
Do I need to be in Austin to get started?
No. Start your file, tell me where you are in your plan, and I will tell you what is best done in person. Then we plan your visit around a short list of homes that fit.
Who do you work for, and will you be at my closing?
My services are fiduciary in nature, so I can only work for clients. When you start a file, I am on your side of the table. Yes, I attend every closing, and I am there at the table with you.
Ready? Open your file and I will text you today. No pressure, just a clear list built around your life.
Important: I'm a Texas Realtor, not an attorney, tax advisor, lender, appraiser or inspector. The figures on this page come from the U.S. Census Bureau, the City of Cedar Park, Williamson County, CapMetro, the Texas Comptroller, Unlock MLS and a national home value index, were pulled on Nov 2, 2026, and can be revised or change. Nothing here is tax, legal, lending or appraisal advice, a price opinion for any home, or a recommendation of any company. Property tax and income tax outcomes depend on your situation and the address, so check with your own tax professional. I list places by what is there and by commute, and I do not rank or describe neighborhoods by who lives in them.
