Living in Lago Vista, Texas: The Lake Travis Question I Ask Every Buyer

Lago Vista is the north shore of Lake Travis, and buyers fall for it fast. Then I ask one question and the conversation changes. I'm Felix, a Texas Realtor, and I live in Cedar Park. I'm going to give you real numbers, and before you finish this page I'll show you three things.

First, the line between a Lago Vista address and the lake amenities most people picture, because those are not always the same thing. Second, the drive in minutes, next to the other lake communities. Third, the price trend, and the one thing I will not tell you about it. Stay with me, because the first one is the one that surprises people.

Where Lago Vista is

Lago Vista is on the north shore of Lake Travis in the greater Austin area, according to the city's own website. The Texas Water Development Board describes Lake Travis as about 13 miles northwest of Austin, owned and operated by the Lower Colorado River Authority for flood control, water supply, power generation and recreation. At the conservation pool level of 681.6 feet, the lake covers 19,297 acres. At the flood pool level of 714.6 feet, it covers 29,160 acres.

The Census Bureau counted 8,896 people in Lago Vista in 2020 and estimates 10,498 in July 2025. If you want to compare the lake communities, see Lakeway, Bee Cave, Steiner Ranch and Lake Travis.

The line most listings blur: the city and the POA

Here is the first thing I promised. The Lago Vista Property Owners' Association, the LVPOA, runs its own set of amenities. Its website lists nine waterfront parks, four boat ramps, a campground, a marina, a swimming pool, fitness centers, sport courts, a disc golf course and gathering spaces, all reserved for LVPOA members and their guests. Members use an access key fob and a vehicle sticker, and guest vehicles need a guest pass. The LVPOA lists 137 marina slips, with availability that depends on the lake level, and some amenities carry separate fees.

Membership comes with property inside the association's boundary, so a Lago Vista mailing address alone does not settle it. That is the whole point. Two homes with the same ZIP code can have very different access to the lake, and a listing photo will never show you which is which. Before you fall for a house, I confirm with the LVPOA, address by address, whether it is in and what that includes.

What the city itself runs

The City of Lago Vista runs a separate set of public facilities. The City Sportsplex has upper and lower ball fields, tennis courts, the City Pool, a splash pad, a playscape, a butterfly garden, walking trails and picnic pavilions with barbecue pits. The City Pool is seasonal, Memorial Day weekend through Labor Day, with a beach-entry shallow end and a lap lane.

Sunset Park has baseball, softball and soccer, a playscape, a walking trail and a scent garden, and Eagle Trail inside it is a one-mile natural-surface walk through wooded terrain. Turnback Canyon Trail is a 0.75-mile natural-surface trail with steps and a pedestrian bridge that opened in November 2025. Veterans Memorial Park sits near City Hall.

The city also owns the Lago Vista Golf Course, an 18-hole, par 72 course of just over 6,500 yards. It opened as nine holes in 1971, grew to 18, and ran as a private country club until the mid 1990s. Today the city says all golfers are welcome.

Just outside town, the Balcones Canyonlands National Wildlife Refuge has a public area called Warbler Vista on FM 1431, about 1.5 miles past Lago Vista. It is free, open daily from dawn to dusk, with about four miles of trails and a Sunset Deck with views of Lake Travis and the Hill Country. Dogs are not allowed there.

The lake moves, and so does access

A lake is not a fixed thing. On Nov 1, 2026, the Texas Water Development Board data shown on the LVPOA's website had Lake Travis at 93.4 percent full. The LVPOA's status page, last updated Oct 12, 2026, showed 12 of its 16 amenities open, 2 limited and 2 closed, with the Cody Park and Emerald boat ramps among the closed. The LVPOA itself warns that submerged objects, debris, damaged docks and rapidly changing access conditions can remain after lake levels rise, and that a green status means open, not that normal lake hazards are absent.

So for any home near the shore, I look at where it sits against the water and I ask what access means to you: a view, a ramp, a slip or a dock. I'm a Realtor, not a surveyor or an inspector, and a licensed professional is your call on elevation and structures.

Water, sewer and septic

The City of Lago Vista provides water, wastewater, irrigation, trash and recycling service to utility customers within the city. Septic is a separate question. The Lower Colorado River Authority runs an address lookup that shows whether it regulates septic systems for a property. So for every Lago Vista address I find out whether it is on city sewer or septic, and which water service applies, and I put the answer next to the price.

Wings, shows and a festival

Lago Vista owns Rusty Allen Airport, an airport open to the public with one asphalt runway, 3,808 feet by 50 feet, according to FAA records. I mention it because some buyers want it nearby and some want distance, and I tell you where an address sits. The city's website also lists the Hill Country Singers, Lake Travis Music Theatre, the Lago Vista Players and LAGO FEST, an art, music and food festival that usually happens in April.

The drive

Here is the second thing I promised. The Census Bureau's 2020 to 2024 survey puts the average one-way trip to work for people who live in Lago Vista at 34.7 minutes. That is the longest of the places on my list. Bee Cave is 22.1, Cedar Park is 25.5 and Lakeway is 28.8. The refuge's own directions from the Austin area run on 183A to the Whitestone Boulevard exit, which is FM 1431, and then west.

An average hides your worst morning. Yours and mine will not match, because it depends on where you work and what time you leave. If you work from home a few days a week, the number means something different than if you drive in five days. That is why I ask before I show you a single address.

The price numbers, and the thing I will not tell you

Here is the third thing. This is a national home value index that tracks the typical middle-tier home, single-family and condo, smoothed to take out month-to-month noise. These are the figures as of Sep 30, 2026, with the change from a year earlier and the Census Bureau's average commute.

Home values come from a national home value index for middle-tier single-family homes and condos, smoothed to take out month-to-month noise. Commute is the Census Bureau's 2020 to 2024 average for workers who commute. Bee Cave is not broken out in this index, so I pull sold homes for you by street. Some city rows may include areas outside the city limits.

Lago Vista's typical value was $392,375, about $341,000 below Lakeway's $733,247 on the same index. Over the year, Lago Vista's index fell 3.7 percent, and from its July 2022 high of $527,903 it is down 25.7 percent. The Austin metro's typical value, $414,273, fell 4.3 percent over the same year.

Here is the thing I will not tell you: where it goes next. Nobody honestly can. An index is a map, not a price tag. A lakefront home, a lake-view home and a home a mile inland can sit very far apart from the typical number. For the sold market, Unlock MLS, the Central Texas MLS, reported a median sold price of $421,000 for the Austin-Round Rock-San Marcos area in September 2026, with 5.4 months of inventory and homes closing at an average of 92.7 percent of their original list price. That is a different measure than the index, so don't line the two up.

Who Lago Vista fits

I match homes by commute and by what is there, never by who lives there. Lago Vista fits a plan built around the water, the trails and a municipal golf course, and can carry a longer drive. It does not fit a plan built around the shortest trip into Austin. For a shorter commute on the lake side, look at Bee Cave and Lakeway, and for shorter average commutes without the lake, look at Cedar Park and Leander.

The question I ask before I show you a Lago Vista home

Here is where it all comes together. I ask: What does lake access mean to you? A view from the deck, a ramp ten minutes away, a slip, or a trail and a round of golf? Each one points to different addresses, and each one comes with a different line to check.

That one question does more than any search filter. From your answer, I send you a short list of homes that fit, with what is around each one, the lake access it includes and the utilities that apply, instead of a flood of listings.

Why now

I can't tell you where prices or mortgage rates go next. Here is what I can show you. Unlock MLS reported that rising mortgage rates slowed September sales in the Austin area, with closed sales down 14.8 percent from a year earlier and 13,465 active listings. Markets move month to month. The part you control is how ready you are. When you start a file today, the right home does not catch you off guard, because I am already working from your list.

Tell me where you are in your plan. I text you and send my agreement the same day.

The facts buyers ask me most about Lago Vista

Where is Lago Vista, Texas?

Lago Vista is on the north shore of Lake Travis in the greater Austin area, according to the city's website. The Texas Water Development Board describes Lake Travis as about 13 miles northwest of Austin.

Does every Lago Vista home come with lake access?

Not automatically. The Lago Vista Property Owners' Association's parks, boat ramps, marina and other amenities are reserved for its members and their guests, and membership comes with property inside the association's boundary. I confirm membership with the association, address by address, before you fall for a house.

What does the city of Lago Vista offer?

The city runs the City Sportsplex, which includes ball fields, tennis courts, a seasonal pool and a splash pad, plus Sunset Park, Eagle Trail, Turnback Canyon Trail, Veterans Memorial Park and a municipal 18-hole golf course. Those are separate from the property owners' association amenities.

How full is Lake Travis right now?

On Nov 1, 2026, the Texas Water Development Board data shown on the Lago Vista Property Owners' Association's website had Lake Travis at 93.4 percent full. The level changes, and access to ramps and docks changes with it, so I check current conditions for the address you are considering.

What is the commute from Lago Vista like?

The Census Bureau's 2020 to 2024 average one-way travel time to work for people who live in Lago Vista is 34.7 minutes, compared with 22.1 in Bee Cave, 25.5 in Cedar Park and 28.8 in Lakeway. Averages hide rush hour, so I match homes to where you actually need to be.

What is the typical home value in Lago Vista?

On a national home value index for middle-tier single-family homes and condos, the typical Lago Vista home was $392,375 as of Sep 30, 2026, down 3.7 percent from a year earlier. A typical value is not a price for any one home, so I compare real addresses, and I can't tell you where prices go next.

Do Lago Vista homes use city sewer or septic?

It depends on the address. The City of Lago Vista provides water and wastewater service to utility customers within the city, and the Lower Colorado River Authority has an address lookup that shows whether it regulates septic systems for a property. I find out which applies before you fall for a house.

Do you rank schools or neighborhoods?

No. I don't rank schools or neighborhoods, and I don't make claims about who lives where. Each school district publishes its own information and boundaries, and I will point you to the official source for any address you are considering. What I can do is match homes to your commute and to what is around them, like trails, lakes, parks and shopping.

Do I need to be in Austin to get started?

No. Start your file, tell me where you are in your plan, and I will tell you what is best done in person. Then we plan your visit around a short list of homes that fit.

Who do you work for, and will you be at my closing?

My services are fiduciary in nature, so I can only work for clients. When you start a file, I am on your side of the table. Yes, I attend every closing, and I am there at the table with you.

Important: I'm a Texas Realtor, not an attorney, tax advisor, lender, appraiser or inspector. The figures on this page come from the U.S. Census Bureau, the City of Lago Vista, the Lago Vista Property Owners' Association, the Texas Water Development Board, the Lower Colorado River Authority, the U.S. Fish and Wildlife Service, FAA airport records, Unlock MLS and a national home value index, were pulled on Nov 2, 2026, and can be revised or change. Nothing here is tax, legal, lending or appraisal advice, a price opinion for any home, or a recommendation of any company. Property tax and income tax outcomes depend on your situation and the address, so check with your own tax professional. I list places by what is there and by commute, and I do not rank or describe neighborhoods by who lives in them.
