AUSTIN · CEDAR PARK · THE RING
Your first house. The file is not a portal.
The payment the listing shows is not the payment. The tax is not in it. The walk has not happened. The agreement is how the work starts.
I walk the house and pull the certificate with you. Then I send the agreement. Then we decide.
What the search does not do
A first-time buyer in this market is usually comparing a payment to a rent. The rent does not include a tax bill that jumps in year two. The listing does not include the MUD on the newer street or the drive at 5.
You do not need a down-payment chart. You do not need a list of loan types. You need someone who will walk the house and name the monthly number before you write.
What I do instead
I live in Cedar Park. I work the Austin market. Licensed since 2016. I walk it before we talk about an offer. I pull the tax certificate so the number is real.
You get me on the file. Not a junior. English or Spanish. No price floor. Cedar Park, Leander, Lakeway, and Austin when that is the house. Further if the file is real. I will drive.
The work starts when the agreement is signed. Until then I am not your agent.
If this is you
You are buying for the first time. You have a budget. You do not have a file. You may be coming from a rental in the ring, or from out of state, or from a family house.
You do not need a guide. You need the walk and the agreement.
Start the file
Tell me the area and what has to be true. I will send the agreement so the work can begin.
Questions people ask
Do I need an agent for my first house?
Yes. The contract, the tax, and the walk are the work. A portal does not do them.
How much do I need down?
That is a lender question. I do not quote a number on this page. Once the agreement is signed, we will know what the house and the payment actually require.
What happens after I start the file?
I send the agreement. We name the area. I pull the certificate. Then we walk. Nothing is under contract until that is done.
