AUSTIN REAL ESTATE · FELIX TRUJILLO · LIST YOUR HOME
The payment is already hard. Waiting makes it harder.
A listing that is priced to sit does not help. A conversation with the bank does not replace a walk. The number the market will pay is the number that matters, and it is lower the longer the file sits.
I walk the house and the numbers with you. Then I send the agreement. Then we decide how fast it has to move.
What waiting costs
The notice is not the end. It is the point where the options get smaller. Buyers read days on market. They read a price that already moved. They do not read your story unless someone is in the room to tell it.
A sale before the process advances is usually cleaner than a sale after. I do not walk you through the legal steps. That is not my job. My job is the house, the number, and the file.
What I do instead
I live in Cedar Park. I work the Austin market. Licensed since 2016. I walk it before I talk about price. I do not hand you a portal or a list of programs.
You get me on the file. Not a junior. English or Spanish. No price floor. If the house is in the ring, I will run it.
The work starts when the agreement is signed. Until then I am not your agent, and I will not pretend the house is already mine to sell.
If this is you
You are behind, or the next payment is the one you cannot make. Or you are current and the number no longer works. You want the house sold for what the market will pay, not what the portal says.
You do not need a lecture on options. You need someone who will walk it, name the number, and run the file if you decide that is the move.
Cedar Park, Leander, Lakeway, Lake Travis, and Austin when that is the house. Further if the file is real.
Start the file
Tell me the address. I will send the agreement so the walk can happen.
Text 512-775-7574 if you would rather talk first. Felix Trujillo, Texas Realtor, All City Real Estate. This is not legal or financial advice. If you have received a notice, talk to an attorney as well.
Questions people ask
Can you stop a foreclosure?
No. I sell the house. An attorney handles the legal side. A sale can change the timeline. It does not replace counsel.
Will you buy it for cash?
No. I list it and run the file so the market pays what it will pay. A cash offer from someone else is usually a discount. That is not the public offer on this page.
What happens after I start the file?
I send the agreement. We walk the house. I run the numbers with you. Then you decide. Nothing is listed until that is done.
