Felix Trujillo · Cedar Park desk

The sign came down. The house did not.

Your listing expired. That is not a verdict on the house. It is usually the price, the photos, or a walk nobody did. I live in Cedar Park. I walk it and the numbers with you. Then I send the agreement. Then we put it back up, or we do not.

You already tried.

You hired someone. The sign sat. The calls slowed. You are not starting over. You are starting with a person who will walk the house before he talks about the net.

You get me. Not a junior. Construction before the number. English and Spanish.

Stay with the same agent.

You can. The house already sat with them. If the plan was going to work, the sign would still be up and the showings would still be coming. A second listing with the same walk is the same result.

Sell it yourself.

You can try. Most homes that sell have a listing agent and a buyer’s agent. The ones that sell without one usually leave money on the table, and the owner does the calls, the showings, and the contract alone. If that is the plan, this page is not for you. If you want it sold, I am.

We are not moving.

Then we do not list it. Say that on the call. If you still want it sold, the next step is a walk and a number you can live with. Not another six months at the old price.

The price was fine.

Maybe. The market tells you, not the last agent and not me. I will show you what actually sold on your street, what sat, and what the net is after the walk. Then you decide. I do not list a house I have not walked.

Tell me the address. I text you and send the agreement to this email. Then we walk.
