Sell It or Rent It. The Wrong One Costs More Than the Fee.

Owners ask this when the payment is already tight or when they are moving and the house is not selling at the price they want. The math looks simple on a spreadsheet. It is not simple once you include the actual costs, the time, and what the house is worth if you sell it cleanly.

What the rent number usually leaves out

A rental rate from a site is not the net. Property taxes in the Austin area (especially with a MUD or PID) keep rising. Insurance on a rental is higher. Maintenance does not stop because you moved. Vacancy and the cost of finding the next tenant are real. If you are already stretched, those items turn the “positive cash flow” into a second job that still loses money.

What the sale number usually leaves out

Selling has costs too. The difference is that the costs are known and finite. You know the net before you list. You know the timeline. You are not carrying the payment, the taxes, and the next repair while you wait for a tenant who may or may not stay.

I run the numbers on the actual house, not a generic calculator.

The local pieces that change the answer

Two houses with the same payment can have completely different answers. One sits in a pocket of Cedar Park or Leander where the rental demand is steady and the tax rate is manageable. The other is in a section where the HOA is restrictive, the insurance quote just jumped, or the street has three other rentals already competing. Those details are not on the listing. They show up when someone who already works the area looks at the file.

If you are in a specific city, the pages are here:

The decision is still yours. The file is how you see the real numbers.

I am not going to tell you the answer is always to sell. I am going to put the actual costs, the actual comps, and the actual timeline in front of you so the choice is clear. Most owners who are already stressed choose the path that ends the payment instead of extending it.

Felix Trujillo

Felix does the work because the file is his. He walks the house before anyone writes an offer or lists it. He reads the numbers, the contract, and the condition himself. That is not a slogan. It is how he keeps the transaction from sliding.

He comes from construction Foreman leadership. He has fixed the things most agents only describe. When a buyer or seller is standing in a house that has a real problem or a real opportunity, he can talk about it without guessing. He does not hand the walk to a junior or a team.

He stays on the file because that is the only way the client gets the result. He has seen what happens when the agent disappears after the listing agreement or the showing. He does not do that. The people who need him are the ones who want the person who already walked it, already knows the numbers, and will still be there when the title company calls. That is the reason, not the pitch.
