Which suburb fits a family near Cedar Park, Leander, or Lakeway?

If you want a house with a neighborhood already around it and a drive that stays sane, start with Cedar Park. If you want new construction and more house for the dollar, look at Leander. If the lot, the view, and the quiet matter more than the newest floor plan, look at Lakeway.

Family-friendly here means different things in each city. Cedar Park is the middle of the map. Leander is growth and builder streets. Lakeway is Hill Country and water. I will not send you all three lists and call that advice.

78613. 183A. Mix of 1990s resale and newer pockets. Buttercup Creek, Block House Creek, Brushy Creek on the edge. Not a builder farm. Not a lake market. Best when you work in Austin and want the drive to stay predictable.

78641. Next city north. Heavy new construction next to resale. Lot, elevation, builder incentives, and the builder’s contract all move the number. Best when you will compare a spec home to a resale on the next street.

Moving from California — which neighborhood?

I made that move myself. Taxes and space are the first conversation. Then the city. Most California households I work land in Cedar Park or Leander if they want schools and a drive. They land in Lakeway if they want land and a view. We pick the city before we fly. Then I pull the list.
